Here’s something I wish more sellers knew earlier in the process:
 
Buyers make up their minds emotionally
long before they do so financially.
 
Before numbers are discussed, buyers
are already noticing things like:
 
• How the home feels when they walk in

• Whether the price feels believable for the condition

• If the home feels cared for or simply listed

• How confident (or hesitant) the seller seems
 
None of this is dramatic
but all of it matters.
 
This is why preparation isn’t about perfection or pouring money into everything.
 
It’s about removing friction.
 
When buyers feel comfortable and clear, they lean in.

When something feels off—even subtly—they pause.
 
That pause is often the difference between strong interest and hesitation.
 
This is also why starting the conversation early is such an advantage.
It gives you time to see your home through a buyer’s eyes—and make smart, calm choices instead of reactive ones.
